Home stagers need to have tact and sensitivity when it comes to asking the seller to pack up all of their beloved family photos and religious icons. It can be emotionally challenging for some sellers and we must be encouraging and also empathic to help them do their prepack.

My tag line for years has been: Remember the way you live in your home is not the way you sell your house. Your house of course is now a ‘product’ and it needs to be merchandised to be attractive to your potential buyer.

Home owner is so proud of her family and is very religious. All good for living but not for selling. The best architectural feature in this room is the fireplace but the furniture has not been placed properly and is crowded in one corner of this spacious room.

For selling we want to create a much more neutral, spacious and inviting feeling into the main living room area. And we want to see that gorgeous fireplace as soon as we enter with the conversation grouping with it now.

We all know how important the FIRST IMPRESSION is upon entering a home. This oversize tree is imposing and very out of scale for the space.

A simple solution is to create a vignette that is more welcoming and it is now a better scale.

Why does home staging have some an impact on what attracts buyers and has them making offers on a property?

In preparing for my ezine this week I found a really interesting article posted in the Chicago Tribune called The Art and Psychology of Home Staging written by a Ph.D. graduate who became intrigued about the underlying psychology of staging. She and her fiancé were moving across the country and he was putting his house up for sale in Ann Arbor Michigan. Their stager, Kathi Persutti worked with Andrea to come up with a survey which received about 450+ responses from home stagers.

It’s an interesting article and I have included some of my own responses which are not necessarily what other home stagers think! This is an excerpt from it:

Q: What did they think was the most important thing?

A: The No. 1 in importance (6.55 on a 7 point scale) would be to remove personal items from bathrooms, such as used bars of soap, razors, toothbrushes, etc.

While I totally agree with the removal of personal items, I wouldn’t list the items in the bathroom as being of most importance. To me this is actually more about creating ‘s p a c e’ so that energy flows more easily and is not stopped in one area. Decluttering plays a big role in getting the property ready for selling.

Q: Why do you think it would be that specific thing?

A: I got this sense that the theory coming through in these answers is that people don’t want to feel that the house they’re buying is lived-in — that other human beings are shaving and brushing their teeth in it. They don’t want to imagine that other people are inhabiting the place we want to buy.

I wouldn’t agree with this. I don’t think people mind knowing someone else has lived in a home but what I think they do want is to get a sense that the home is clean and cared for, and that would translate into less maintenance required when they move in. There are definitely home buyers who will only move into a home no one else has lived in, but I don’t think it is a high percentage of buyers. It also translates into less time, money and energy that the home seller will have to put out after they move in if the home is clean and updated.

Q: Other surprises?

A: The No. 2 concern was that home sellers should use rooms for their intended purpose, that the dining room should contain dining furniture and not be used as an office. It surprised me that buyers would be unable to visualize a space other than the way it already looks. Like with walls painted in really bright colors. I guess buyers will get hung up on that, but it’s a cosmetic thing that could be easily changed, though it does affect their decisions a lot, according to stagers.

I totally agree with this for 2 reasons. The majority of people are not good at space planning and being able to imagine what their belongings would look like in a space. FUNCTION is always first in home staging for selling, and redesign for living. In staging it’s all about making it easy-peasy for the buyer to ‘get’ what they could do in that space.

The wall paint colour is a totally different subject. First and foremost the home needs to appeal to the sellers’ target/niche market. It’s unlikely that many buyers are looking for bright, colourful walls in the home they buy. I still believe in going neutral with the wall colour and bringing in bright trendy accent colours with the accessories – it’s so easy to do. (See photos below) Having bright unappealing paint colours just translate into more time, money and energy for the buyer to change them.

Q: Did your fiancé do a lot of staging to his home to get it sold?

A: Oh, yeah. His house was painted bright, intense colors, and we were told to make them very neutral. So we repainted, and it took a long time. We did a lot of things. When the pictures of it came out online, our friends said, “How come it didn’t look like this when you were living in it? That place looked gorgeous.”

In fact, we moved him out of it and he moved into my tiny apartment while the house was on the market because we didn’t think we could keep it as perfect as we thought it had to be.

There are 3 good points here.

1) I talked about the reasons we paint in neutral colours.
2) As home stagers we hear this comment all the time. Why don’t   people live this way in their home? Because they don’t know how and they   never hired a professional to do it for them. Sellers could have a   professional PRES home stager create that same look for them when they move.
3) I know you do need to keep the home looking good for showing   and yes, some people are able to move away. But if not, and there is a family   living there I suggest taking photos of the way the home stager wants it to   look and each time there is a showing, bring out the photos and do your best   to make it look good. Stay focused on your goal of selling quickly and for   top dollar – that might keep it neat.

Q: Did the house sell?

A: It did. It took about five months, and the average in Ann Arbor at that time was about six months.

Yeah home stagers do it again!

EMOTIONS: I want to mention ‘emotions’ here as they come into play sometimes in a big way and sometimes in a smaller way when a home seller is selling the home. It’s important for everyone to be aware that the seller can feel really super fantastic about selling, or they can feel really super depressed that this is going on. It’s important for the realtor and the home stager to be 100% committed to the success of selling this home. The calmer the realtor and the home stager are, the better results they can get for their seller.

This themed ‘Romance Room’ got a spacelift!

Having a theme for rooms in your home can be a great idea and help you stay focused on the end styling result. As one of the PRES staging training homes our client offered her home for the one-day home makeover we call ‘redesign’. She had beautiful things and a real flair for decorating and wanted to see what we could do with her space. She likes to have a ‘theme’ in all of her rooms so we tackled what I call her ‘Romance Room’ to just make it a little bit more gorgeous while her husband serenades her at the piano.

You want your MINDSET to be serving you in a positive way…

In today’s modern world we hear a lot about ‘mindset’ and how having a negative mindset which I call ‘mindfrick’ can leave us feeling defeated and deflated while having a positive mindset inspires and motivates us. It’s like having the ‘attitude of gratitude’ which the Law of Attraction keeps on bringing us more of.

The Merriam-Webster dictionary gives us this definition of mindset:

‘a mental attitude or inclination ~ a fixed state of mind’

In doing some research for this article I found a new book by Carol Dweck, a leading expert in motivation and personality psychology has much to say about us being able to change a ‘fixed’ mindset. She has discovered in more than twenty years of research that our mindset is not a minor personality quirk: it creates our whole mental world. It explains how we become optimistic or pessimistic. It shapes our goals, our attitude toward work and relationships, and how we raise our kids, ultimately predicting whether or not we will fulfill our potential.

Dweck has found that everyone has one of two basic mindsets. The first mindset she talks about is: the fixed mindset. Those with a fixed mindset believe their talents and abilities cannot be improved through any means. They feel that they are born with a certain amount of talent and typically do not wish to challenge their abilities due to the possibility of failure. Individuals with a fixed mindset frequently guard themselves against situations in which they feel they need to prove their personal worth. This is the path of stagnation.

She then talks about the second mindset: the growth mindset. Dweck demonstrates that mindset unfolds in childhood and adulthood and drives every aspect of our lives, from work to sports, from relationships to parenting. Perhaps even more important, she shows us how we can change our mindset at any stage of life to achieve true success and fulfillment. If you have a growth mindset, however, you know that talents can be developed and that great abilities are built over time. This is the path of opportunity–and success.

So that all makes sense to me and definitely applies to us in the home staging business. I see this all the time with new entrepreneurs facing new situations in their lives, and of course I see it in myself. I want to expand my business

Here are a few tips I want to share with you from my experiences as a solopreneur:

  • Get clear on what it is you want
  • Set your intention before you start your work
  • Stay focused on attaining that goal
  • If you go of course, correct and continue
  • Celebrate ALL your successes – small count too!
  • Be committed to your goal
  • Expect what you want to happen – see it in your mind’s eye
  • Everything happens for a reason and that reason is there to serve you
  • When negative mindfrick happens – snap your fingers and reset your mind chatter
  • Growth is necessary – pain is optional as is how much you challenge yourself
  • Take a deep breath in, breath out, breath in, breath out, breath in breath out
  • Find your calm and centered place inside you and take your next step confidently
  • Ask for help when you need it and allow it to come to you

With my NOW very BUSY home staging business I can come back to these webinar audio materials and review when the time best works with my schedule.

Since I took Dana’s Top 10 BEST Marketing Strategies I am more focused and my business direction is more defined. I have always been passionate about educating home owners and realtors how they can best prepare their properties for today’s real estate market. In the past I have hosted talks in libraries, banking institutions and coffee shops but now since Dana’s course it’s really super exciting because I had a call from a realtor team and they are hosting a private function for all their clients and invited me as a guest speaker WOOOOOOOO!!

I’ve taken several of the PRES professional development courses and recently the webinar on Top 10 BEST Marketing Strategies. It was the best course I’ve ever taken!

I was already working on my marketing plan and this course provided many ideas that I decided to implement immediately.

I have set up a Client Appreciation Night with strategic alliances and have had a fantastic response to that event. I’m also doing a trade show at a women’s expo which will attract my ideal client. Because Dana said it’s smarter to continue to market to past clients I have been reconnecting with past clients and potential clients who have been opening my enewsletters.

Is Choosing Paint Colours for Commercial Exteriors That Different Than Residential?

PRES home stagers are often making residential paint colour choices for both interiors and exteriors. Making the right colour choices for the exterior can actually be more stressful than for the interior because it’s that true FIRST IMPRESSION! And if a buyer doesn’t like it…they may not even come in to view the interior of the property.

A previous client of mine had been contacted by a ‘Student Painters’ company who gave them a great price to paint their exterior. They were not selling their home they just wanted a more modern, updated look to their exterior. I had selected their entire house interior paint colours a few years prior to them contacting me again. The student painter’s colour choice was something like ‘forest green’ with white trim and while they thought it was ‘okay’ they gave me a call. All I could say when I saw their choices was “Really?” And to think they had almost made a DRASTIC MISTAKE that they would have to live with and all they needed was a professional consultation!

This is pretty typical of what houses in the high-end residential area ‘used’ to look like.

And so while they were not sure about my colour choices we decided to get some testers and try the colours out. They LOVED THEM and breathed a sigh of relief when all was said and done.

Updated exterior with Benjamin Moore Designer Classics – Stonehouse trim, Great Plains body and lower portion of house was painted in Willow. The door is black and from a Feng Shui perspective very visible and welcoming.

I was recently contacted by an Interior Decorator who is excited to be called in for a commercial building colour consultation. She was referred by a client whose office interior she had selected paint colours for – so all good there. She was asking my advice about the process, what to charge, etc. We rolled around some ideas and I decided to post that question on a number of home staging and decorating sites.
