Best Paint Colours For Selling Your Home

In the past 10 years the Exterior and Interior color trends have not changed much. Look around at any of the new developments or in home decor magazines and you will start to get an idea of what the trend is. If you are in the market now or the next few years check out color trends on line and with your preferred paint store or better still contact a PRES professional home stager!

By ‘trend’ I don’t mean trendy as ‘here today, gone tomorrow’ I mean trendy in the sense of being ‘most popular’ at this time period. This too will change but not for a few years yet. We can safely say that ‘beige’ has been extremely popular for a ‘home-selling’ paint color but of course this does depend where you live. In warmer climate cities colors tend to be brighter and in more ‘edgy- sophisticated’ developments you will see brighter and darker color trends for drama. Now in 2013 we are seeing ‘warmer’ beiges replaced by more grey toned ‘cooler’ beiges.

My favourite store to work with is Benjamin Moore because as an Interior Decorator/Redesign Stager they provide me with a very professional ‘architectural kit’ which has large color samples to work with. However, you can buy or they will lend you their Designer Classics Collection and this is primarily what I use for choosing redesign staging paint colors. As mentioned in a previous newsletter I always coordinate with the flooring as that is what is staying. You can add color with your accessories.

TIP You can buy testers and do your own color boards or paint a small area on the wall of your client’s home. For staging most clients are looking for the home stager to make the suggestion for them. Always check the color morning, noon and night time to get the whole color picture as color is most affected by lighting. Most buyers are coming through Open Houses from about 12 – 4pm so that is when you need to pay attention.

I have many clients who in the beginning do not like the neutral colors but I have to remind them that ‘the way you live in your home, is not the way you sell your house’ and of course, we want the colors to have BROAD BUYER APPEAL!

Make Sure to Give Sellers Their Homework! A Case Study…

Before we, as home stagers, decide on whether or not we want to take on a home staging job, I always advise going to see the property and meet the home seller and realtor whenever possible. There will be times in your career where you turn down a job because it’s not right for you. In this case I thought that it was very doable especially since I was bringing in some PRES graduates to assist the new students.

Over the years I have moved many desks – taken them apart and reconnected the computer quite easily. I did not give the client any homework (big mistake on my part) such as taking the desk apart and moving it up into the spare room that we would later make into an office. This home is fairly typical in our market of a family home in the suburbs. Even though it’s not a ‘showhome’ our job is to make it look at attractive as possible with what we have to use!

When I looked at this room it clearly was not what a buyer wanted to see as their ‘living room’. Pretty obvious to any home stager that this room needed to have living room furniture in it and not a big desk and one sofa, side table, lamp and small art pieces.

So that is what we did. We disassembled the desk and computer took it upstairs. We then took the sofa and love seat from the existing family room shown below and switched it.

Easy peasy job most of the time! Well it took 5 of us to get the desk apart and about 3 hours in total to put everything back together including carrying it upstairs and reassembling the desk and the computer so everything was in working order! This was MY LESSON and from now on whenever I or you see a desk like this – ask the client to disassemble and reassemble before you arrive.

Our job as home stagers is to give the home that WOW! look as much as possible so that it appeals to the buyer’s target market. We are ‘stage designers’ and thrive on creating beautiful looks by using our design talents!

What I learned and want to pass on to you:

• When you do your next consultation for a staging job take extra time to see how heavy some of the furniture is and ask the client to do their homework’ of either moving it to where it will show best or if you are not going to use it in the staging job them have them remove it (‘prepack’, sell, give away, etc)
• If there is heavy work involved hire movers or extra help to do that work if the seller is not able to and be sure to charge the seller for that
• If you are new to home staging brush up on your ‘computer connecting’ skills as you may have to take apart a computer or two and put them back together
• Make sure you have lots of the right tools in your tool kit for any job you have to tackle (Tomboy Tools have some great ones)
• Be patient with yourself when something challenging comes your way – you have the skills and talent to deal with it – sometimes it’s best to step away and then come back to it!

The Way You Live in Your Home is a Reflection of You. Do You LOVE What You See?

During the 5 day PRES staging and redesign training course we bring our new students into real client’s homes so they put into practice the 10 Step Secret Formula they learned in the classroom. One of our training homes wanted a ‘fresh perspective’ on her home as she did ‘like it’ but didn’t ‘love it’. We came in to do what is called a ‘redesign’ and is very personal - not to be confused with staging for selling where we still make the home inviting but appeal to the seller’s buyer.

After the consultation with her I had a fairly good idea how she wanted to live in her home, and she exuded a lot of positive energy around her collections from their world travels and scuba diving trips.

This is what her Living Room looked like when we showed up to do our redesign which is a one-day home makeover using what she already had:

This is the ‘After’ where we made some significant changes especially with the diagonal placement of the sofa. Her cherished glass curio cabinet doesn’t really show off her collections the way she would like it to. So… we removed it to the family room.

This is her Family Room when we first arrived. A little cluttered and not too easy to have a conversation comfortably. They have so much beautiful art we knew we could make it look better.

The television is in the corner opposite the sofa and another chair is on the other side of the sofa.

We decided that this needed to be the new ‘Travel Room’ and we would showcase her collections and her treasures from her world travels. She was ECSTATIC with the changes and it’s not that often that a husband LOVES what we do! Now he did say he was ‘stunned and impressed’ so we’re taking that to be a compliment!

All their collections are in their ‘Travel Room’ and they LOVE IT!
