A Personal Note from Dana

Hello,

April has just whizzed by me! It was a busy month with the launch of my new book Start & Run a Home Staging Business. My media person is creating a buzz with television, radio, magazines and national blogs about home staging which of course benefits all of us!

I've also been busy taking a business course with Lisa Sasevich 'Queen of the Invisible Close' so that I can continue to provide you with the current marketing tools you need to create a successful home staging business. One of the key points that Lisa makes in her course is that you need to constantly FOCUS ON RESULTS and everything else is secondary. I agree with this so in this ezine/enewlsetter I'm going to talk about your marketing tools and how to apply this technique to attract your ideal clients.

Every Marketing Piece You Create Needs to 'FOCUS ON THE RESULTS' Your Potential or Existing Client Will Receive

As a business owner you know that you must continually bring new prospects into your funnel. The funnel always needs to be full, and one of the best ways to do this is by implementing key marketing strategies. Many people forget this when they get busy with existing clients.

For most solopreneurs their key marketing tools consist of business cards, post/rack card, website, ezine/enewsletters and blogs. If you are just in start-up mode you may not be using all of these tools yet; as you grow you will want to be reaching your target market using as many marketing strategies that will attract the right clients to you.

From Branding to Creating Your Marketing Materials Tell Your Prospects or Clients What They Will Get As a Result of Using You!

Whether you worked with a branding specialist or you created your own brand, you started out having an idea of who your ideal client would be. Keep your ideal client in your mind's eye. On every single marketing piece you need to give them a clear and concise message of the 'WHAT'S IN IT FOR ME '(WIIFM), in other words what are the results they will get by using your services.

It's not the fact that you provide a home staging service. This is what you do. This is not the result the client gets by using your home staging service. Let's take a look at some of the more obvious ones:

FOCUS ON RESULTS – as a home stager your clients get:

  • a beautifully staged home that will stand out from its competitors
  • more money in their pocket by selling quickly
  • each and every room/area is visually attractive so buyers can imagine themselves living in this home
  • time to do what they need to do to prepare the property for selling
  • a detailed report to get them on track so they do not feel so overwhelmed and stressed out
  • your strategic alliance list so they do not have to worry about finding a reputable painter, tiler, electrician, etc.
  • a chance to get rid of clutter and things they no longer use or want
  • in just a short time they get a new and healthy way of living in their home

DIGGING DEEPER AND GIVING A DIFFERENT MESSAGE...

  • no more money is being spent on the 'old property' they now have more money to spend on the new home
  • sense of a huge burden being lifted
  • peace of mind because you are the professional handling all facets of the staging process
  • the realtor's reputation increases in the market place because of moving homes quickly and for top dollar
  • because the property owner sold their home they get to go shopping and buy new furniture

Since Dana and her students literally "transformed" my house back in February, I have been overwhelmed by the response... not only from my own family, but from friends and family who have visited as well. By changing the three rooms they did, it started a roller coaster of change… I tore 20 year old wallpaper off my upstairs bathroom walls, continued to de-clutter (one of the chief "to-do's" given to me from Dana in the beginning), and then pulled up equally old linoleum, scrubbed walls and floors, painted cabinets and walls, and only chose things I really loved to decorate the space. It was amazing!!!

In another room I got rid of an extra desk, de-cluttered some more (with help from my spouse this time!), and tahdah! Another room that helped me fall in love with my home. In fact, this was the comment made by my Mom when she came for a visit… it actually looks like you love your home now! I now have the oasis I look forward to at the end of the day.

A huge mound of "garage sale" items are piling up in our garage, and I am continually looking at items I have held onto and have pledged to add weekly to our sale items. This involves sometimes making difficult decisions… (do I love this? why have I kept this?), but I have also made space and found things I had forgotten I had!

My daughter was inspired, and we have begun to make changes in her room as well… rather than have these rooms as "dumping grounds", we are working at making them a place we enjoy to be.

I still have a long way to go, but I am so much happier with where I am now than I ever have been. Dana gave me a gift that would be difficult to re-pay. I can only rave about her talents, (which I do often!) and recommend her services to anyone who wants to love their home, or is planning to sell.


Your Action Assignment

Take a look at all your marketing materials. Have you indicated what the RESULTS are that your clients – realtors, home sellers, builders, etc. will get by hiring your company? Does your company have a great tag line that talks about the results? Find new ways of looking at what you have to offer as a home stager. FOCUS ON RESULTS and you will be impressed at the difference that you really do make when a client hires you. Start listening to other people who are trying to attract you as a client. Are they offering you results or just a statement about what they do?
